Arranging access is the part most landlords put off. We contact your tenant directly and serve written notice that meets the Residential Tenancies Act, then confirm a time. Your tenant does not need to be home, and you do not need to be involved at all.
Every room, the chattels, the grounds and the compliance items, worked through in the same order each time. That consistency is the point: it is how a small problem in one report becomes an obvious pattern by the next.
Landlord policies expect regular documented inspections and ask for evidence at claim time. You get a dated PDF with photographs and written commentary, compared line by line against your previous inspection, and we keep every report on file so the history is there when you need it.
A tenancy inspection, not a builder's report. We record how the property is being lived in and looked after.
Walls, ceilings, floors, windows and coverings across the kitchen, bathroom, laundry, bedrooms and living areas. Damp, mould and damage against fair wear.
Condition & cleanlinessStove, oven, rangehood, extractor fans, heat pump, taps, cupboards and light fittings. Everything listed in the tenancy agreement, checked and working.
Present & functioningLawns, gardens, fences, decks, paths and rubbish storage. Gutters, spouting and drainage, plus moss and mould on exterior walls.
Upkeep & drainageSmoke alarms tested and dated, all five Healthy Homes standards reviewed, hazards flagged, and occupancy checked against the tenancy agreement.
Healthy Homes & alarmsSet it up once. Everything after that happens without you.
Add your property address, your details and your tenant's contact details, and choose a plan. It takes about two minutes.
We serve correct written notice on your behalf and confirm a time that works. Nothing needed from you.
Room by room, then the chattels, the grounds and the compliance items, photographing as we go.
A dated PDF within 48 hours, compared against your last inspection, with the next visit already scheduled.
Inspectors from Whangārei to Invercargill. If you own a rental in New Zealand, we can inspect it, and the price is the same wherever it is.
Also Whangārei, Rotorua, Whanganui, Blenheim and Timaru. Somewhere not listed? Ask us.
The Residential Tenancies Act allows routine inspections once every four weeks at most. We inspect every three months, which sits inside the limit and matches what most landlord insurance policies expect.
We contact your tenant and serve written notice on your behalf. The Act requires at least 48 hours notice and no more than 14 days, with the visit between 8am and 7pm. Your tenant does not need to be home.
A dated PDF covering every room, the fixtures and chattels, the grounds and exterior, and safety and compliance items, with photographs and written commentary throughout. Every item is compared against your previous inspection so changes are obvious.
Most landlord policies expect regular documented inspections and ask for evidence at claim time. Our reports are dated, photographed and kept on file, so you have the record your insurer asks for. Check your policy wording and we will match the frequency it requires.
We check and flag all five standards on every visit: heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. A certified compliance assessment to attach to a tenancy agreement is a separate service we can quote.
We reschedule within the notice rules and keep a written record of every attempt, so you have documentation if you need to take it further.
Sign up in two minutes. We contact your tenant and book the first inspection.
